Free Market Appraisals
The first step in any property transaction is to organise a current market appraisal. You can do this on line, by telephoning or popping in to the appropriate office. The inspection will take approximately one hour during which time we can advise you on not only the likely selling price, but the best time to sell and how to present your property in readiness for your first viewing. We also offer a ‘House Doctoring’ service should you feel this is appropriate.
Marketing
All our properties benefit from the most up-to-date marketing available. Our property brochures are prepared to the very highest standards, designed to present and promote your home in the very best possible light. Our full colour sales particulars are professionally printed including internal photographs and floor plans where appropriate. You will receive draft particulars for your input and approval prior to marketing. Bespoke sales particulars are also available should they be required.
Advertising
Local newspaper advertising is included within our marketing package, unless otherwise stated. Our striking full page adverts in the Ilkley Gazette, Wharfedale and Airedale Observer and the Wharfe Valley Times produce an excellent response from buyers both locally and nationally. In addition there is the option to advertise in the Yorkshire Post should it be appropriate. (There may be an additional charge for this).
Contacting Buyers
The first couple of weeks of marketing are often the most lucrative in terms of attracting the ‘best’ and most ‘serious’ buyers. Therefore speed is essential in order to contact buyers quickly and efficiently. Many buyers have congratulated us on our highly effective mailing list system in particular our SMS TEXT MESSAGING service via mobile phones, as well as email, plus the more traditional methods of the telephone and the Royal Mail!
Viewings & Security
As soon as we are given instructions to market your property our sales negotiators will contact buyers via our extensive database. It is our intention to create immediate interest in your property. You may wish to conduct viewings yourself if you are living at the property. If you are unsure about this we are more than happy to conduct them on your behalf, sometimes buyers prefer it! We never release keys or leave prospective buyers unattended. Once a viewing has taken place we will contact them and will give you positive and constructive feedback.
Sales Tracking
Once we have received an offer we will give you as much information as possible to allow you to make an informed decision, including the buyers chain and situation, timescale and motivation. Each of our offices has an experienced and dedicated member of staff who will then progress your sale on a regular basis, liasing with both yourselves and your buyer, tracking the progress with solicitors, surveyors, banks and building societies, whilst keeping you informed at every stage. This is often the most stressful and nail biting period of any transaction where good estate agents really earn their fee and lesser agents step back and hope things just happen.
