Known as the 'Gateway to the Dales', Skipton is a thriving and historic market town on the edge of the stunning Yorkshire Dales National Park, with strong agricultural connections and a magnificent castle dating back to the 11th Century. Its colourful High Street hosts a market four days a week on the cobbled setts, along with a wide choice of shops, restaurants and public houses. The Leeds-Liverpool Canal runs through the town with its pretty towpath walks and for families there is an excellent choice of schooling at both Primary and Secondary level. Small wonder that in 2014 Skipton was voted by The Sunday Times as the best place to live in Britain, receiving commendations for its "ideal combination of low crime rates, top-class schools and great transport links", and in 2017 the Office of National Statistics revealed that Skipton is officially the happiest place to live in the UK!

Widely regarded as being the premier residential area of town, West Bank Road is set just off Gargrave Road, eminently handy for walking to the secondary schools and Aireville Park, and only a few minutes further to the High Street and canal. The Knowle was constructed in the late Victorian era of 1899, and has an air of welcoming comfort combined with the elegance of its bygone times, still retaining many original features including mosaic tiling, deep skirting boards, ornate covings and tall windows. Extended in both 2003 and 2010, the house has been well-maintained and modernised with smart kitchen/bathroom fittings and double glazed windows, and the accommodation is described in brief below using approximate room sizes:-

OUTSIDE The gardens of The Knowle are a particularly attractive feature of the property and are predominantly laid down to beautiful and well-established informal cottage-style gardens, but of a considerable size! Facing to the south and west, there is a sweeping lawn with very well-stocked and colourful herbaceous beds with a laden apple tree. There are Indian stone patio areas which are private and secluded, giving lovely sunny seating areas which are easily accessed from the inside of the house.

Alongside the southern boundary is an area of woodland which The Knowle holds on a 12 month licence from Craven District Council, currently at an annual fee of £75 - this is a great area for children to play, and directly adjoins Aireville Park. There is a range of brick outbuildings comprising greenhouse, garden store, bike store and open bin store. To the front, The Knowle is approached by a tarmac driveway giving ample parking, alongside which is a charming pond area. There are secret gravel pathways which meander through the mature trees around to the side and rear of the house. Overall the site extends to 0.47 acres or thereabouts, excluding the leased woodland area.

NB: the vendors currently employ a gardener for an average of 3 hours a week at a rate of £12/hour and interested parties may wish to note that the gardener is happy to stay on if required.
